I need to do the following to bring my tank up to par:

bulletFix water parameters.  My pH is low, Nitrate slightly high, Hardness could go up slightly.
bulletUnder advice of Tropicorium, I am doing a weekly 10% water change to remove the algae.  So far it is working wonderfully.  Did that and it make a 100% difference!  All of green disappeared and from the next set of pictures, you can see the white sand (no, I did not just clean up the green.) (Done.)
bulletPurchase a lot more live rock.
bulletFirst step is to grow some coralline algae.  Do this by buying live rock, brushing it over the entire tank to "seed" it and then watch it grow.  (Working...)
bulletDo normal additions, but Reef Plus and Reef Advantage.
bulletOnce everything is working correctly, I should be able to place an anemia or coral in the tank.

Here is my current shopping list for my tank:

bulletStick with SeaChem not switch to ESV B-Ionic 2 part Calcium Buffer System 
bulletCPR Overflow (Either CS50 or CS90  or CS100 depending on size of bulkhead hole.)  Pump is rated exactly at rate for CS90.
bulletNeed inflow device for Rio or new Rio to use.
bulletAnother Maxi-Jet 1200 for more current in tank.

Some information that I have read / learned:

bulletBlue leg crabs are bad as they eat snails some times.
bullet Astrea snails bad because they fall and can't get back up.
